Drawing on references from traditional Qatari architecture and responding to the harsh desert climate, the buildings are designed to maximise self-shading, natural ventilation and the use of cooler reflected light to benefit from natural light without excessive solar heat gain.
Comprising 2 levels of high-end fashion retail, 80 luxury apartments, a 6,000 m² exclusive Wellness Centre and 9,500 m² of commercial office space arranged as 4 individual buildings surrounding a central retail courtyard, the development collectively creates a vibrant mixed-use environment. The courtyard is designed with a moveable roof structure to allow for year round shopping, protected during the hot summer months and open to the sky and fresh air for the remainder of the year. Above the courtyard roof a second ground plane is created for the residential inhabitants, complete with swimming pool, health club and a collection of semi-private and private gardens. Cardinal openings are designed to continue the principal retail street of the masterplan through to the main plaza, Barahat Al Nouq, to the north and principle pedestrian thorough-fare to the south. East and west connections ensure pedestrian access between family housing and the high street galleria.
Solar panels on the roof of each of the buildings together with green terraces, carefully selected materials and strategically located openings are designed to achieve a LEED Gold rating.
