The King's Point tower development explores opportunities for views, communal public and semi-private space, efficient wall to floor ratios and systematic simplicity offering repetition in apartment layouts and exterior wall components.  The building is comprised predominantly as one and two bedroom units, with three bedroom and larger penthouse units able to be configured within the standard floorplates.  The pinwheel form of the building in plan creates a four way symmetry that offers efficiencies in the repetitive design of the apartments.  This strategy allows for economies of scale in the procurement of standardised components including the use of bathroom and kitchen pods as well as the exterior wall elements.  The exterior wall design focuses on the strategic positioning of solidity and openness to balance the needs for privacy in the bedroom areas using a specifically designed sawtooth arrangement to reduce direct views and openness in the living spaces with floor to ceiling curtain wall glazing to take advantage of the views and natural light.  The exterior wall system is designed as the assembly of standardised components including curtain wall unitised glazed panels, pre-cast concrete panels and pre-fabricated balconies to allow for rapid construction, opportunities reduction in on-site waste and quality control.
Utilising the southern aspect towards the river, the ground floor is arranged to provide a retail / restaurant space that will engage with the public promenade and add value to the overall development.  A secondary retail space is located along the main street frontage creating an animated streetscape at the corner of King’s Road and Watlington Street.   A shared terrace above the retail space offers an outdoor amenity adjacent to the spa and community facilities for residents and visitors to meet, relax and enjoy refreshments.   The upper terraces provide additional communal gathering spaces and gardens for the residents and their guests.  A double stacking car parking system is proposed at ground floor level to provide 30 car parking spaces for the residents.  Refuse and recycling facilities are also accommodated within the ground floor podium.
